Happy December, Flagstaff families and soon-to-be locals! I’m JoAnna Ignace, born and raised right here since 1974, mom of three Flagstaff-raised kids, and the realtor families trust when they want the real story on where to put down roots. After last month’s market update I heard from dozens of you asking the same thing: “JoAnna, which neighborhood is actually right for our family?” So here it is, my no-fluff, parent-approved guide to the best family neighborhoods in Flagstaff right now (December 2025 going into 2026). These are the places where kids still ride bikes in the street, parents know their neighbors, and you’re never more than a few minutes from a trail, school, or coffee shop.

University Heights / Cherry Hill

  • Best for: NAU families, young kids, and anyone who loves walkability
  • Current price range: $695,000 – $795,000
  • Schools: Knoles Elementary → Mount Elden Middle → Flagstaff High
  • Why families love it: Sidewalks everywhere, Buffalo Park and the Urban Trail in your backyard, 6–8 minute drive to campus and downtown, mix of updated 1970s homes and brand-new infill builds
  • Market note: Inventory is finally up 30 % from last year, giving buyers actual choices again

Continental Country Club / Walnut Meadows

  • Best for: Families who want resort-style amenities and bigger lots
  • Current price range: $750,000 – $925,000
  • Schools: Cromer Elementary → Sinagua Middle → Coconino High
  • Why families love it: Private lake, pool, tennis, restaurant, summer kids’ camp, huge pine-covered lots (many ⅓–½ acre), quiet streets perfect for bikes and scooters
  • Insider tip: The newer Walnut Meadows section has gorgeous 2018–2025 builds with 3-car garages

Pine Canyon

  • Best for: Luxury mountain living that’s surprisingly kid-friendly
  • Current price range: $1.6M – $3.2M (townhomes start around $1.1M)
  • Schools: Your choice of public or private
  • Why families love it: Guard-gated, private golf, trout pond, full summer kids’ camp and teen programs, miles of private hiking trails, many homes have elevators and main-floor suites for visiting grandparents

Kachina Village / Mountainaire

  • Best for: More house and land for your money, still only 10–12 minutes from town
  • Current price range: $535,000 – $695,000
  • Schools: Mountain Charter or Flagstaff public bus
  • Why families love it: Half-acre+ lots, direct forest access, room for chickens/trampolines/shops, strong community events, lots of newer construction at 30–40 % below in-town prices

Cheshire / Smokerise

  • Best for: Classic Flagstaff tree streets and top public schools
  • Current price range: $780,000 – $975,000
  • Schools: DeMiguel Elementary → Mount Elden Middle → Flagstaff High
  • Why families love it: Mature Ponderosa pines, Cheshire Park playground, 5–7 minutes to everything, kids still play outside until the streetlights come on

Doney Park / Timberline

  • Best for: Rural mountain feel with horses and elbow room
  • Current price range: $599,000 – $750,000
  • Schools: Cromer or Thomas Elementary
  • Why families love it: 1–2+ acre lots, dark skies, easy Hwy 89 commute, 20–25 % less per square foot than in-town for similar homes

That’s why Kachina Village, University Heights, and Walnut Meadows are moving fastest this winter.
